Maharashtra Real Estate Growth: Over 10,000 Projects Approved

The real estate market in Maharashtra has hit a major point this year. According to the latest figures from Maharashtra’s property regulator, more than 10,000 new residential and commercial developments were approved in the fiscal year 2025-26. This soaring number of approvals is indicative of a period of rapid development and a fervent desire for new office and residential space throughout the state.

A Massive Wave of Approvals

The Maharashtra Real Estate Regulatory Authority (MahaRERA) recently announced that it approved 1037 projects in the previous fiscal year. It’s not just a single number; it is a blend of various forms of advancement in the construction industry.
Of these approvals, 4,204 were entirely new project registrations. This means thousands of new homes are expected to be built in the near future, offering new options for businesses and families. In addition, the regulator approved corrections for 24,88 projects and granted extensions for 3,687 development projects. The extensions were especially crucial, as they allowed builders more time to complete their work correctly and ensure their projects did not get stuck in legal uncertainty.

Mumbai and Pune Take the Lead

When we consider the regions where this growth is occurring, two regions stand out: the Mumbai Metropolitan Region (MMR) and the Pune region. Together, the two regions account for the bulk of the state’s growth.
It is estimated that the Mumbai Metropolitan Region, which comprises the city itself and surrounding areas such as Thane and Navi Mumbai, accounted for more than 50% of the approvals. In particular, 5,494 applications were approved in the Mumbai Metropolitan Region. This soaring number of projects shows the need for office and living space within Mumbai and around the financial capital of India remains extremely large.
Pune isn’t far in the middle. As a major technological and educational hub, the Pune region received 3,566 project approvals. When we look at specific districts, Pune topped the list with 3,150 projects, followed by Thane with 1,714 and Mumbai Suburban with 1,696. Other areas that have seen steady growth comprise Raigad, Nagpur, and Nashik.

What This Means for Homebuyers

Additionally, the regulator’s role in the approval process is to safeguard the buyer. Each approved project must adhere to strict legal, technical, and financial requirements. By requiring builders to obtain official approval for any modifications or delays, the regulator assures that projects are in good order. If a builder doesn’t adhere to these guidelines, the project may be labelled “lapsed,” which can cause delays and damage the builder’s reputation. Being aware that projects are under strict supervision will give buyers greater confidence when signing an agreement.

Increased Efficiency in Solving Problems

It’s not just about approving the construction of new homes but also about resolving issues when they occur. The state regulator noted an impressive increase in its handling of homeowner complaints. In 2025, the speed at which they handled cases increased by 137%. This means that they are not just addressing new complaints, but also sorting out cases that were pending in previous years.
Before this, the speed at which these problems were solved was significantly lower, ranging from 50 to 70 percent. The speed of resolution indicates the process is becoming more efficient, making it much easier for consumers to obtain justice when problems arise during property purchases.

The Road Ahead

The volume of transactions over 10,000 approvals within one year shows that the property industry is an essential part of this state’s economy. While the cities of Mumbai and Pune are the major drivers of growth, other regions of the state, such as Vidarbha and Marathwada, are beginning to see increased activity.
As these 10,379 projects progress from sketches on paper to real structures, they will help create jobs, enhance infrastructure, and provide housing for thousands of people. The emphasis remains on transparency, ensuring that each “Maharashtra real estate growth” achievement is backed by a fair, transparent process that benefits all parties involved.
